Also, the city of San Jose has a paint program for lower income families who
would like to have their homes or apartments painted. It's called the
Housing Department Paint Grant Program. You can call me directly,
(408-294-5099), or the City Paint Program, (408-277-5273), and request an
application and more information to see if you qualify. You can even choose
the licensed contractor of your choice! Lastly, I can recommend someone who
recently did an excellent job painting the inside of my older home. (Luis

But whomever you choose to paint your home, a well kept home increases
property values, lowers crime and shows pride of the neighborhood! We love

We have "finally" come to end of our painting and our painter who is
excellent (but not always dependable unless he needs the money which is the
case at present) is looking for work. He works with a laborer and the two of
them go for $30/hour total. Victor used to work for Rianda Painting and his
quality is the best I've seen. He can do it all (correct prepping, spray,
roll, brush/latex, enamel, varnish, etc). Let me know if you are interested
and I'll pass your name/number on to him.

There was some discussion in the last few weeks regarding cost of house
painting and obtaining a group rate for Naglee Park Residents. I have a
client who I understand does a great job, does good prep work and fully
guarantees his work. I spoke to him recently and asked if he would give
group rates for Naglee Park -- he said he would quote a group rate if there
were several participants and he would take care of organizing and
coordinating for us. His name is Michael Koblis, Vibrance Painting and

suggest
that if you are interested you should give him a call and let him start
taking names and addresses so that he could get an idea of the number of
homes involved. Once he gets a list of interested parties, he could come
out
and prepare quotes for you.

A few weeks back I asked for people who'd had their houses painted to let
me know what the costs were. I got a number of responses.
I guess the short answer to "How much does it cost to paint a house?" is
"It depends who you ask". I was amazed at the range of prices. Granted,
the size of the house, amount of prep required, and quality of the
finished job will all affect the price, so I probably shouldn't be
surprised. The prices people paid ranged from $1800 to $20,000.
The suggestion was made that maybe we could get a "group rate" if
several people want to get their houses painted. While I think that's
a great idea, I'm not going to be able to organize it. If someone else
has the time and energy though, I might be interested in going in on it.
To everyone who responded, I thank you. A summary of responses follows
(with names removed).
Ours is a "tall" 1-story victorian with 3 colors, which needed moderate
prep,
on the south side, especially. We also have a large garage (30 x 30) which
did
not require much detail work, and was much newer, so it didn't require much
prep either. I believe we had ours done for approximately $4,000, through
the
city paint grant program. The painter told me at the end of the job he had
underbid it, that he had many extra man-power hours into it, so I imagine
$4000
was low.
When we got estimates they were really all over the board. House was
stripped to bare wood, not much prep required. One story 1300 sq ft.
Quotes came in $2,500 - 13,000.
Our house was in really bad shape - folks who've lived here for over 20
years say no one's painted it during that time. I got 3 quotes and took the
high one since they were the only ones who explained everything in detail
and were willing to handwork the eaves. It took 4 guys a month at $17k.
Midprice was around $12k and low bid was around $10k. Midprice was only
going to wash the eaves really well.
I've got a 1 story, but because of the elevated first floor and large attic,
we still needed to get scaffolded. Because we were taking it down, we
needed a primer coat and 2 finish coats. In 10 years, I'll just need a wash
and a finish coat.
They also threw a coat of paint on my garage to make it look ok. It was a
little bit of a sticker shock - but I appreciate the prep work they did.
Just had my house painted for close to $15,000. I had estimates from $12K
to
20K. Most of this money was for the prep work. I wanted to old paint
removed
on the wood trim and I had a lot of wood trim. This is called restoration
which
is labor intensive. Painting is easy, but the prep is a pain.
I ended up going with Insul-Tex. The product they use is not paint, it's
something
else (thicker and protects and is supposed to last 30 years or more.) It's
a commercial product and costs $100 a gallon. So, if my paint job lasts 30
years, I come out way ahead of the game. We shall see.
Okay, here is prices for two of my properties, same painter, top quality
paint and labor, same painter:
1. 2100 sq. ft house, 1 story, little prep $1,800.00
2. 1600 sq. ft. duplex 1 story, med to heavy prep(lot's of scraping and
primer) $2,200.00 (includes two small porches with matching
color epoxy paint.)
depending on the type of paint (oil or latex) the cost
for painting a single story 2500 sq. ft. house will be
from 2800 to 4800 if latex and 3500 to 6000 if oil.
Note this assumes minimal prep work. If the house has
not been painted for a long time and has lots of
cracking and exposed areas the cost could go up by
1500.
We had our two story house painted two years ago. It needed a great deal of prep. We had two bids at $8,500. We had one a $11,000 and one at $16,000.
Although we chose one of the lower bids, we made the mistake of using a paint company that had done primarily suburban houses. We ended up in an argument with the owner who was putting pressuring on the crew chief to hurry up, and the owner said that although his bid assured us three colors that didn't mean that we could choose where they went. Furthermore, there are a few places that need repainting now because of faulty pre. So if I had to do it over, I would go for the middle bid.
